Do you always seem to get the “oddball” or “hard” assignments? Often wonder how your peers would do this one? You know what USPAP says, but what IS the difference between a hypothetical condition and an extraordinary assumption in the REAL world? How do you establish neighborhood boundaries? If the subject fronts a public road, but access is off of a private road, do you mark “public” or “private”? How do you handle an area on the second floor that is finished but has no heat? Do you follow ANSI on all of your appraisals, for personal and for banks?
